Hi len, we're trying to sell our shop at montville, so I know how frustrating it can be. We had a woman come up from sydney to look last week and when she took all the info to her accountant, she apparently discovered she couldn't afford it. Grrrr, I wish people would think ahead. I hope you get a sale soon.

um forest, we could probably handle that, and can understand people don't realy do their homework when they set out to buy property and worse for rural property lots have got no idea there is rubbish land and good land, but all that aside these people had finance then a long story! it went wrong and their financier withdrew finance from them so they didn't show at settlement day and are in default of a contract they legally owe us, but don't know what is going to happen from here on in as i don't think the buyers are thinking outside the square or even thinking laterally let alone testing their comfort envelope.

but to us at this stage after lsoing many prospectives due to contract running they buyer should not have been in the market place and the agent for us should ahve been sure of that before he took a contract from them.

so the market is generally quiet now through the silly festive season and maybe up until late february.

one would also think that in a forum with as large a following as this that someone somewhere would know someone hwo may know someone that is looking to move.

thanks for the luck wish veggie boy.

    g'day one & all,

well all things being equal this great property will change hands on thursday.

    SOLD

to people of like mind but not into permaculture, into eco' and habitat building for tourism purposes on a low key exclusive type format. so all our tree planting stays plus they will be doing much more of their own along the same format as we have been.

and as my beautiful wife said the lady of the buyers that uses the toilet will be the one's who buy and they did, though there was some hiccups along the way.

If I may take the liberty for Len, the answer is yes - it's a done deal. We moved him out today (Friday). Len had a final walk around and said his goodbyes to his trees and house.

The rest I'll leave for him to say.

    cheers
